Booking Terms & Conditions

  • I require a deposit of £100 per week of the booking except long term lets. (cheques should be payable to Mrs Mandy Ellis and posted to the address shown on the foot of the page). This deposit is strictly non-refundable.
  • The balance of the booking is to be paid 8 weeks before departure. Paid by cheque as above. You will then receive contact details for our on site Cleaners & Property Managers.
  • A fully refundable Breakage Deposit of £150.00 per stay is required. (This should be sent in the same envelope as the balance cheque). This deposit is fully refundable provided there is no reported damage/loss at the property or excessive use/misuse of the air conditioning. This cheque will be cashed.
  • Check in time is after 3pm on arrival day
  • Air-conditioning and ceiling fans are included in the price.  However, to minimise wastage such as the air- con being left on when guests are out, there is a cut out switch that will turn off the units after a pre set duration it can be reactivated after a short delay of 5 minutes by pressing the reset button (behind the bed/sofa).  We would ask that you use the air-con sensibly; it will not work effectively with windows and doors open, but could cause the units to malfunction.
  • Please note that if the air-con will not start with the remote control, please depress the reset button behind the sofa/bed.  If this does not solve the problem, you may need to check the batteries.  There are 3 interchangeable remote control handsets, so it is unlikely that all 3 will require batteries.
  • Responsibility is not accepted for failure of the Leap wi-fi connection, computer is not supplied.
  • Responsibility is not accepted for any failure of the satellite TV.
  • A team of cleaners will clean your property on departure.  If the property is left in such a state that extra cleaning is required, the charge will be deducted from the deposit.
  • On departure day check out time is 11am. (Unless otherwise arranged). It may be possible to store luggage for longer.  All wardrobes have to be emptied and suitcases packed and stacked neatly in one area of the property in time for noon.  This enables our cleaning agents to prepare for the next visitors.  This is very important as sometimes there is only a very short time between one set of visitors leaving and another set arriving. If the check-out time is a problem to you we will help with this if possible. For example if you have a late flight departure time we could request that our cleaners leave your property as long as possible before cleaning. However, this would depend on the cleaner’s schedule and the arrival time of the next guests. However, we would ask that once the property has been cleaned you refrain from using the apartment’s facilities.
  • The owner of the property follows a non smoking policy for the benefit of all guests. Please use the garden, terrace or other outside area if you want to smoke.
  •  Any visitors to the property are responsible for ensuring they have appropriate travel insurance to cover cancellation, personal accident, medical expenses and personal possessions (clothes, camera equipment, jewellery etc) to cover loss or damage for their stay.  The owner will not be responsible for any loss, damage or theft to visitor’s property howsoever caused. Receipts for payments made for cancelled accommodation, loss of deposit, available on request.
  • Our cleaning agents check the property prior to the arrival of visitors. Visitors should report any faults to them during their stay. Visitors are also asked to ensure they take adequate care in locking and securing the property during their stay.
  • Unnecessary call outs of our local agent will incur deduction of a call out fee from the deposit. (eg to ask for information etc that has already been supplied).
  • We will not accept responsibility for events outside our control, eg weather, storms, earthquakes, acts of terrorism, water rationing, airline collapse.
  • Guests that repeatedly disturb other residents or guests in the complex, or cause wilful damage or neglect to the property will be removed from the property without recourse or refund.
  • We do not accept responsibility for flights booked and recommend you receive booking confirmation of your accommodation before finalising flight booking.
